Here is the ultimate checklist for preparing a home for professional real estate media.



1. The Psychology of Decluttering: Less is Always More

When a potential buyer from the GTA looks at photos of your London listing, they aren’t looking at your client’s personal belongings—they are trying to envision their own life in that space. Clutter fundamentally shrinks the perceived square footage of a room and distracts the eye from the architectural features of the home.

The Kitchen (The Heart of the Home): Kitchens sell homes, but only if the buyer can actually see the counter space.

  • Clear the counters: Remove all small appliances (toasters, blenders), paper towel rolls, dish racks, and cutting boards.

  • The Sink Area: Ensure the sink is completely empty. Remove dish soap, sponges, and dishcloths.

  • The Fridge: Remove all magnets, family photos, calendars, and notes from the refrigerator doors. The goal is a sleek, model-home aesthetic.

The Bathrooms (Creating a Spa Experience): Bathrooms should feel like a luxurious hotel suite, not a busy family washroom.

  • Hide the daily items: Toothbrushes, toothpaste, razors, and half-empty shampoo bottles must be stored away in cabinets.

  • The Toilet: Always ensure the toilet lid is put down.

  • Towels: Remove used or mismatched towels. If possible, display only fresh, neatly folded or hung white towels.


2. Mastering Lighting and Ambiance

Lighting is the single most important element in real estate photography.   • Embrace Natural Light: Open all curtains, blinds, and shutters. Natural light makes spaces feel significantly larger and highlights the true colors of the flooring and paint.


3. The Exterior: First Impressions and Drone Preparation

With the rise of Professional Drone Footage, the exterior of the home is no longer just about the front porch. Aerial videography captures the entire property line, the roof, the backyard, and how the home sits within its St. Thomas or London neighborhood.

  • Secure Pets: Ensure dogs and cats are taken for a walk, placed in the backyard, or secured in a crate in a room that is not being photographed.

  • People: During the shoot, it is best if the homeowners are either not present or remain in a single room out of the camera's view. This allows our photographers to move efficiently through the property without creating shadows, reflections in mirrors, or accidental photobombs.


5. Motion Matters: Prepping for Video and 3D Tours

If your Spaces360 package includes a Cinematic Listing Video or a 3D Interactive Tour, preparation becomes even more critical. Unlike traditional photography where we can simply shoot around a messy corner, video and 3D cameras capture a continuous, 360-degree view of the space.

  • Turn OFF screens and fans: Turn off all televisions and computer monitors (blank screens look much cleaner on video than a paused news broadcast). Turn off all ceiling fans, as the motion creates a distracting blur in HDR photos and 3D scans.

  • Secure loose items: If windows are open, ensure papers or lightweight curtains aren’t blowing around erratically during the video walkthrough.
